I am not so sure where to start, possibly its the paint flaking off the front of the building on arrival or the rotten bench outside which collapsed injured an elerly man. Or is it the thread bare stair carpet that creeps up the tight dark stairs to the bedrooms where you find peeling wall paper and a gotty bath room that delivers only cold water at any time of day (room 126 anyway). There are numerous holes in the walls and stains or various colours and sizes. Be aware if you cough up the damage deposit thats demanded on check in (where they hand you a key in their basement/bar)you may well loose it as theres a strong possibility you'll be blamed for things others did on a previous visit or damage they just made up. my view.. dont take the risk book else where, there are vacancies at better hotels nearby all year round, streets and streets of them.

We stayed at the hotel and things couldnt have been more perfect. We were a hen group of 8 and we had 2 rooms with 4 beds... this suited us perfectly. We had our own corridor within the hotel so that we did not disturb others, and although there were other groups you wouldnt have known. The breakfast was between 10-11 which was perfect for us. The owners were fantastic, they stayed up with us when we returned in the evening at the bar (even brought our fav drink in for the second night)
The had parking and was very close to the promenade... perfect!
I would definatly stay here again and reccomend to anyone staying in Blackpool!

A coach party of us stayed at this hotel for the weekend from Fri 4th September. The rooms were dirty, particularly the bathrooms, and there was no heating or hot water in our rooms. We were served one spoonful of inedible shepherds pie on the Friday evening, which we could not eat. Several of the party, myself included ate at a cafe rather than subject ourselves to any more of the disgusting food. There was no draught beer and they were charging £2.50 for a can of lager. The owners wanted additional pay for entertainment and an additional £50 for a buffet in the evening which they obviously spent only about £20 on, we had already paid £40 per night for the buffet. They also wanted additional money for brunch (late breakfast) on Sunday when we had already paid for breakfast on Sunday. We would not recommend this hotel to our worse enemy and wouldn't even go if we were offered a free weekend there.

i was also on the coach trip on the 4th sept 2009 and my reply to wendy is.. we haven,t an axe 2 grind as we have used this hotel 4 over 16 yrs. yes they,re new owners but was assured by phil that he had run 1 of the big hotels in blackpool and that he had the experience which was obviously stretchin the truth. we hardly saw him all weekend, the food was inedible(the "CHEF" wasnt interested in the least about the complaints),as already told by previous people no hot water and no central heating as we were informed it wasnt connected yet!! the owners werent at all hospitable but quite happy 2 try and fleece their guests where ever they could, this mite sound harsh but the truth usually does. this hotel wud be ideal 4 hen/stag do,s as thats wot the new owners were hoping 2 market their hotel 4

Well i have read several reviews of this hotel and some were accurate and some were just off putting. My family and i stayed at this hotel last weekend - 7th November 09. From arriving we were warmly welcomed by Phil and Katrina and quickly shown to our very pleasant rooms. Now these people are new to the hotel business and like everyone else they have to learn the business. From what we experienced i can fully recommend this hotel from the clean warm rooms to the hearty breakfast. Every one deserves a chance and these people are making a good go of this hotel. Dont believe the horrible reviews. Those people have just got an axe to grind and probably wouldnt be satisfied with the Hilton.
